A design can be beautiful, fully compliant and still leave a material share of the site's value unbuilt. Five points of efficiency on 50,000 sqm is 2,500 sqm of product that costs nothing further to build. A column grid set without testing the parking bays below can waste basement area or force an entire extra level, which is the most expensive capital in the project.
Technical due diligence answers whether anything is wrong. This is a different question: how much value the design is leaving on the table, and what the difference is worth in square metres and in riyals.
